šŸŒž Our First Adaptive Re-Use Project on Felton Street: A Blueprint for Sustainable Communities šŸš²šŸ”

We are thrilled to announce that our first adaptive re-use project here on Felton Street in San Diego is just 30-60 days away from completion! Using a 203k FHA renovation loan, we have transformed a rundown duplex into a beautifully designed four-plex that reflects our vision for sustainable, community-oriented living.

šŸ—ļø What We’ve Built: Thoughtful, Sustainable Features

This project isn’t just a renovation—it’s the foundation of what Village Redevelopment hopes to achieve long term: creating unique, solar-powered, bike-centric communities that bring people together.

šŸ› ļø Key Features of the Felton Street Project:

  • šŸŒž Solar Power for the Entire Building: Our shared solar energy system drastically reduces utility costs, making the building energy-independent while benefiting both tenants and the environment.
  • 🚲 Loaner Bikes & E-Cargo Bikes: To encourage a car-free lifestyle, we provide loaner bikes and e-cargo bikes for tenants to easily commute, run errands, or explore nearby neighborhoods like North Park, Normal Heights, and San Diego’s incredible beach trails.
  • 🌱 Community Gardens: Residents can grow fresh vegetables in shared garden spaces, fostering a sense of sustainability, community, and self-sufficiency.
  • šŸŒ… Large Rooftop Decks: Each unit features spacious rooftop decks where tenants can enjoy San Diego’s incredible weather, relax with friends, or take in the views.

By designing the project around community, sustainability, and livability, we’re not just adding density—we’re enhancing the urban experience for residents and the neighborhood.

šŸ’” The Journey: Lessons in Development and Growth

Over the past 18 months, I have personally worked on designing, planning, and navigating this project through San Diego Development Services. I’ll be honest—it hasn’t been easy. From learning about permitting processes to overcoming unexpected challenges, the experience has been humbling and enlightening.

What I’ve gained from this project:

  1. A Deep Understanding of Adaptive Re-Use: The process taught me how to unlock value in existing properties and transform underutilized urban spaces into thriving communities.
  2. Scalability for the Future: This project set the stage for smoother, faster development in future builds.
  3. Proof of Concept: If my pro forma holds, this project will allow us to live mortgage-free in a beautiful 2-bedroom, 2-bath unit with a rooftop deck and use the income from the other units to reinvest in the next project.

šŸ“ˆ The Financial Power of the 203k FHA Renovation Loan

This project would not have been possible without the 203k FHA renovation loan, a tool that empowers small developers, investors, and first-time buyers to transform distressed properties into valuable assets.

  • What It Does: Allows financing of both the property purchase and renovation costs under one mortgage.
  • Why It’s Perfect for Adaptive Re-Use: It enables small developers like us to breathe new life into older buildings while adding modern features that enhance sustainability and livability.
  • Live for Free or Cheap: By house hacking—living in one unit and renting out the others—we’ve turned this project into an affordable, sustainable way to live mortgage-free while funding future growth.

šŸš€ Our Long-Term Vision: Building 100s of Solar-Powered Communities

The Felton Street Project is just the beginning. Over the next 20-30 years, Village Redevelopment hopes to build hundreds of boutique, solar-powered, bike-centric infill apartment communities across towns and cities we love. Our long-term goals include:

  1. Scaling Thoughtful Development: Creating small, vibrant apartment communities that prioritize energy independence, walkability, and shared amenities.
  2. Affordable Housing Solutions: Selling every other project as affordable housing to support cities like San Diego, Mammoth Lakes, Truckee, and Crested Butte, where quality housing is needed most.
  3. Community Over Profit: Designing neighborhoods that inspire people to connect, embrace sustainability, and live happier, healthier lives.

This model of adaptive re-use not only helps meet the demand for infill housing, but also gives back to the planet by creating solar-powered, low-impact homes that reduce energy consumption and environmental footprints.

🌟 A Gift Back to the World

Our work on Felton Street is more than just construction—it’s a vision for a better way to live. By combining:

  • Creative design
  • Energy independence
  • Community-enhancing features

We hope to create a legacy of sustainable housing that feels less like a traditional apartment and more like an experience.
